WHAT IVE GOT

First floor maisonette with own entrance on ground floor, (not communal) & wooden dog leg staircase leading to rest of flat on first floor. 2 flats in block which is like a large house, but not a conversion.

There is also an attic with hatches in the 2nd bedroom and in the hall, understairs torage, and 3 storage cupboards in the hall, so plenty of storage.

The flat is double glazed with gas central heating, and is very warm. I have fitted reflecting material behind the radiators to stop the heat going through the walls, but the walls appear to have been insulated.

Rent is only £83.00 pw inc maintenance of the gardens.

The H/A is Places for people. They have a freephone number for contacting them that is manned 24/7, and they are very quick at responding to repairs.

The building has a large front garden with a tree in, that is surrounded by a hedge. The back lawns are open with a space for a rotary washing line for both flats, also another tree. They are not divided up as such, either flat can use the gardens, but the lady underneath doesnt even use her washing line I have a small table and chair outside of my flat, and the lady opposite keeps her bicycle outside her front door, everything is quite safe, it is a very safe area for children, and is not near a main road, and there is no crime in the area.

There are lots of trees which makes the area very green in the summer

The flat is in a block of only 2 flats, each block roughly the size and shape of a house, but is not a conversion. It has one flat downstairs and one upstairs, both with own front doors on the ground floor. The house joins onto the next one of via the 2nd bedroom. This is the only room that shares a wall with another property. There is a small covered walkway linking the building with the next, so there are 4 front doors under the walkway, 2 opposite the 2 from the next building. Each flat has a shed, but they are only big enough for storing refuse.

BT phone line, plus cable telephone and broadband. Also the second bedroom is cable television enabled

G.C.H makes it very warm with heat reflectors behind radiators. The Flat is also fully double glazed

Harpenden is a lovely commuter town situated between the M1 J9, and the A1(M) It has a very low crime rate, and is within easy reach of Luton to the north, and St Albans to the south

I'm only moving as I need to be close to a tube line as I am constantly, back and forth to Hammersmith for family reasons, otherwise I would be happy to remain here.

Kitchen - 6X5 - that is the floor space, not taking into account the depth of the cupboards - but has lots of wall cupboard and undercupboard space, plumbing for washing machine, Space for fridge freezer in kitchen is 2ft x 1" deep x 2ft x 4" wide and space for a good size gas or electric oven. The kitchen comes off the living room, but is a fully seperate room

Bathroom - 6x6 with a bath but no shower

Bedroom 1 - 11x 9 with walk in wardrobe which is 6X4ft and has a hanging rail built in for clothes with shelf above

Bedroom 2 9X9

Downstairs entrance - 9x6 at widest part, with understair storage and wooden dog leg staircase leading up to first floor hall.

Upstairs hallway - 3x12 L shaped to 3ftx9

Actually I am rubbish at guessing so don't take this as an absolute but I would say rooms are probably bigger than I have quoted. Sitting room has 2 windows which let in lots of light


WHAT I WOULD LIKE

I would like a 2 bed property inside the M25, in West, North West, North, or some areas of South West London. If its within walking distance of a tube line it would be ideal. I am not interested in South, or South East London.

Alternatively BRIGHTON, or SOUTH COAST BOURNEMOUTH/POOLE TO SOUTHAMPTON

Small block or conversion fine

No large estates or high rise please, and no troublesome neighbours

A garden would be great, dont mind shared or communal, as long as I can have somewhere to grow stuff.

The tenancy must allow me to bring my little dog, and must be council or H/A only, so no private swaps

Rent needs to be under £100.00 per week, unless rent includes heating and/or water.

G.C.H please, no storage heating.
